Development Manager

About the Role

Role Purpose H Capital International (HCI) is hiring a Development Manager to lead the delivery of high-profile real estate and construction projects and to help scale the firm’s development, development management and advisory platform. Candidate will take projects from inception to completion — directing consultants, contractors, clients and stakeholders to bring them in safely, on programme, within budget, and to an institutional standard of quality. You will be accountable for outcomes, not activity. Key Responsibilities Project Delivery • Lead multiple real estate development and construction projects from feasibility through completion. • Build and own project execution plans, programmes and delivery strategies. • Direct architects, engineers, quantity surveyors, contractors and specialist consultants. • Control programme, cost, quality and risk across the full project lifecycle. • Chair project meetings and produce executive-level reporting for clients and senior management. • Run procurement end to end — consultant appointments and contractor tendering. • Oversee contract administration and commercial matters alongside project consultants. • Manage approvals, statutory submissions and stakeholder coordination through to sign-off. Client Management • Serve as the primary point of contact for assigned clients. • Build durable client relationships grounded in delivery and trust. • Present project updates to executive stakeholders and boards with clarity and command of detail. • Set and manage client expectations; surface and resolve issues before they escalate. Commercial & Business Development • Support proposals, tenders and fee submissions. • Identify and qualify new business opportunities. • Develop relationships with developers, investors, consultants and contractors. • Contribute to strategic growth initiatives across the firm. Leadership • Coordinate multidisciplinary project teams. • Mentor junior project managers and support staff. • Drive accountability and delivery across project teams. • Set the standard for project governance and reporting. Candidate Profile Essential • Bachelor’s degree in Engineering, Architecture, Quantity Surveying, Construction Management or a related discipline. • 10–15 years delivering complex real estate or construction projects. • A track record of taking projects from inception to completion. • Command of procurement, contract administration and commercial management. • Excellent stakeholder management and communication skills. • Experience working with international consultants and contractors. Desirable • Master’s degree in Project Management, Construction Management or an MBA. • Professional membership (RICS, PMP, CIOB, COREN, NSE or equivalent). • Delivery experience across commercial offices, mixed-use, hospitality or infrastructure. • Experience with international developers or development finance institutions.
